A Weekend Birthday Party in New York

Having family in Albany New York when I live in Greenwich Village NYC has its perks, but the moment I decided to help out with my niece’s 5th birthday party, I knew I was in for one crazy weekend. Like a good uncle, I had a variety of items to bring to this little shindig including balloons, the piñata, extra chairs and even my brother’s ridiculous clown costume he wore for Halloween back in college (which somehow ended up in my closet after all these years.) After a moment, I realized I could never fly to Albany with so much cargo and that I couldn’t rely on my usual mode of transportation – a taxi, so I accepted the fact that I’d have to rent a car and drive.

I got online, found a local rental company and noticed they had some pretty good deals on Buicks for the weekend. So I cruised on over to take a look. Though they had a variety of nice cars, I decided to go with the Buick Enclave SUV. Not only did I love the fact that it was roomy enough to hold all the birthday items, but I’m a total sucker for luxury cars with leather seating and gorgeous exteriors.

Though the rental car place took forever, I still had time to get home and pack up for the drive to Albany. The Buick Enclave’s interior was even bigger than it appeared on the outside, so everything fit with room to spare! It didn’t take long to load up so I had some extra time for blowing up balloons. (Balloons are the end all, be all of my niece’s existence ever since I bought her one at the fair a couple years ago, so I did my best to bring as many as possible.)

The drive to Albany was wonderful thanks to the Enclave’s fantastic sound system and large sun roof (which came in handy since New York was having a surprisingly nice day). And though I had never visited my brother and his family in their new house, I was able to find it easily with the Enclave’s GPS system.

When I arrived at the house there little time for hugs and kisses – I had to resume my balloon inflation duties immediately. Every time I thought we had enough floating around the room I’d hear “more balloons Uncle Steve! More balloons!” Though ‘Uncle Steve’ almost passed out, at least this job wasn’t as demanding as my brother – who spent the first hour attempting to create balloon animals while dressed as Bozo the clown.

The birthday party was as wild as we expected, with around 15 five-year-olds running through the house at full speed – stopping only to take a bite of cake every now and then. After a few hours of full blown craziness, the party was winding down and my niece said goodbye to all her little guests. u

That night, after the birthday girl finally succumbed to her exhaustion, my brother and I decided to go out for some well-deserved grown-p time. So he changed out of the Bozo costume, we hopped in the Buick and played some pool at the local bar.

The next day I began my journey back to New York City and the single life. Overall the weekend was more fun than I expected and the Enclave certainly made it stress-free (well, almost). Now that I’ve found an SUV I absolutely love, I may stop by a New York Buick dealership on the way home and pick out my very own. That way I can visit the family in style and any time I want!

Marketing Your Real Estate Business in a Tough Climate

Times are tough in the real estate business. The recession and lack of mortgage loans is a problem. So how can you ramp up your marketing?

Well the answer is to think out of the box and start solving some of your potential customer’s problems. It’s a buyers’ market so that’s what you have to find.

Let’s start by solving some problems. Contact all your mortgage contents – and they must be having problems as well. Work together to see if you can find a source of funds. Work out what level of borrower they want and set out to find them. There is money out there.

You may also have people who have money to buy – so you need to find them. We’ve all heard of postcards, direct mail etc. so I am not going to rehash those old ideas. Here’s some new ones.

o Concentrate on “out of towners” who have more problems in finding a real estate agent. Choose an area that regularly move into your area. If you work in Florida, New York or California you can also look abroad. Advertise in their local magazines and newspapers. Direct your web site ads to their areas. Offer an ebook with information on your area as well.

o Set up an autoresponder with a list of emails/ezines that provides details on your area, information on how to move house/ how to stage your existing house for sale etc. In this way you have a group of people who will get to know you and trust you with finding a house. Market to these people.

o Work with your mortgage broker (the one who has funds) to find great quality buyers. Qualify your buyers before you work with them and be strict – the world has changed. Seminars on the possibility of buying houses at knock down rates is a good title. Charge for the seminar or qualify your attendees, so you get serious lookers only.

o Find a great house – a really outstanding one, stage it and then market it like crazy.

o Set up some great PR, newspapers and radios are looking for some fresh ideas on the housing problems. Find a unique story and contact the press with it. Set out a press release on the likes of PRWeb. A feel good story would be great.

Think out of the box and good luck – the world will change soon.

10 Year Trends in Manhattan and Hamptons Real Estate

The Manhattan and Hamptons real estate markets seem to run in tandem, not surprisingly.

Looking at the 10-year statistics compiled by Prudential Douglas Elliman in conjunction with Miller Samuel, both markets reached their peak sale prices toward the end of the decade (2008 and 2007 respectively). But interestingly, Manhattan hit its peak number of sales in 2007, while the Hamptons hit it in 2000.

Manhattan (co-ops and condos):

Record years for the past decade:

- The median sale price in 2008 of $955,000, the highest over the decade

- The lowest was $399,000 in 2000

- Average days on the market was 179 in 2009, the highest over the decade

- Shortest average days on the market was 102 and occurred in 2004

- The highest dollar volume and number of sales occurred in 2007

- The lowest occurred in 2009

The Hamptons:

Record years for the past decade:

- The highest average sales price of $1,787,955 occurred in 2007

- The lowest occurred in 2000 at $607,014

- The highest median sales price also occurred in 2007 at $975,000

- The lowest occurred in 2001 at $366,000, just $1,250 less than in 2000

- Interestingly, the number of sales peaked in 2000 at 2,750; the next highest year was 2005 at 2,528 sales

- But the number of sales declined after that and hit its trough in 2009 at 1,124, not surprisingly

It is now owned and operated by the Daughters of the American Revolution as the Schuyler-Hamilton House.

The city holds four major festivals every year. They are the Fall Festival, Christmas on the Green, the annual St. Patrick’s Day Parade and First Night Morris.

Present day Morristown is just as remarkable as its history. In addition to an excellent public school system, Morristown is home to several private schools. The Red Oaks School is a Montessori school serving students from pre-school through grade six.
